CHEC Port City Colombo (Private) Limited is seeking a highly experienced Sales Director (Land) to lead its sales strategy and business development efforts targeting the Indian market, with a focus on real estate, land development, and investment opportunities. This role involves client acquisition, partnership development, and achieving revenue targets while fostering strong client relationships in Bangalore and South India.
Key Duties and Responsibilities
Sales Strategy & Market Development
- Develop and implement a comprehensive sales strategy focused on land development and real estate investment in the Indian market.
- Identify and engage high-potential investors, developers, and corporate clients in Bangalore and South India.
- Build and maintain a robust sales pipeline to meet revenue and sales targets.
Client Acquisition & Relationship Management
- Lead business development efforts to acquire key clients in real estate, hospitality, financial services, and related sectors.
- Manage high-value negotiations, proposals, and deal closures according to company policies.
- Build long-term strategic relationships with developers, institutional investors, family offices, and high-net-worth individuals (HNWIs).
Channel & Partnership Development
- Establish and manage partnerships with sales agents, investment bankers, consultants, and wealth managers.
- Oversee third-party sales channels ensuring compliance with company standards.
Revenue & Target Achievement
- Drive sales performance to meet monthly, quarterly, and annual KPIs.
- Prepare regular sales forecasts and reports for senior management.
- Ensure alignment of sales operations with Port City Colombo’s strategic positioning in South Asia.
Marketing & Promotion Support
- Collaborate with the Marketing & Investment Promotion team for roadshows, client events, and digital campaigns.
- Represent Port City Colombo at conferences, exhibitions, and client meetings across India.
Market Intelligence & Reporting
- Monitor real estate and investment trends in India to identify emerging opportunities.
- Provide competitor and client insights to support strategic decision-making.
Operational & Administrative Duties
- Ensure compliance with internal governance, legal, and financial procedures in sales processes.
- Maintain accurate client records, contracts, and documentation.
- Support coordination between the Bangalore office and Port City Colombo headquarters.
Qualifications and Requirements
- Bachelor’s degree in Business, Marketing, Real Estate, or related field; MBA and overseas education preferred.
- Strong knowledge of real estate, investment, and sales processes.
- Excellent communication, negotiation, and presentation skills; familiarity with Indian HNWI and corporate investor markets.
- Minimum of 8 years’ experience in sales or business development, including at least 3 years in a leadership role.
- Proven track record of closing high-value deals in real estate or investments.
- Ability to build and manage senior-level client relationships while meeting sales targets under pressure.
- Professional, results-oriented with strong leadership, team management qualities, integrity, accountability, and preferably a connection with Sri Lanka.
